General Terms & Conditions

IN GENERAL

Ula apartments are owned by private individuals; Marija and Ivica Bonefačić.

ADVANCE PAYMENT

By paying the advance payment for the reservation of the selected apartment in the selected period, you unconditionally agree to these General Terms and Conditions, which are published on the website www.ulaapartments.com. After we receive the advance payment for the reservation, we will send a written confirmation of the apartment reservation. The confirmation contains all the necessary information. The apartment can only be reserved by a guest who is at least 18 years old.

ARRIVAL AND DEPARTURE

The earliest arrival is possible at 2:00 p.m., and the latest departure is at 10:00 a.m. Earlier arrival and later departure is not possible, except by prior agreement with the owner of the apartment.

GUEST REGISTRATION

According to the law of the Republic of Croatia, when checking into the apartment, the guest is obliged to provide the owner with a valid identity document, which contains personal data and which will be used exclusively for the purpose of registering a stay with the Croatian Tourist Association (HTZ). The owner reserves the right to deny access to the apartment to a guest who does not provide any type of valid identity document for the legally binding tourist application, without the possibility of returning the rental amount paid until then.

NUMBER OF GUESTS

During the stay in the apartment, the maximum number of people indicated on the reservation confirmation can be accommodated at any time. The number of guests can be increased in agreement with the owner up to the maximum capacity of the unit specified on the website of the apartment, no later than 5 (five) days before check-in to the apartment, and the request for changing the number of guests must be submitted via e-mail. Children of any age are counted in the maximum number of persons. If more people stay in the apartment than the maximum allowed without prior agreement with the owner, ULA APARTMENTS reserves the right to ask the guests to permanently leave the apartment within 2 (two) hours. Refunds for unused apartment rental time due to violation of the General Terms and Conditions will not be possible.  

HOUSE RULES

House rules are displayed in a visible place in the hallway in front of the apartment. Guests are obliged to abide by the house rules during their stay. If the guests do not comply with the house rules, the owners reserve the right to ask the guests to permanently leave the apartment with all persons staying there within a maximum of 2 (two) hours, and the guest does not have the right to a refund of the money paid for the accommodation until that moment.

PETS

Ula apartments are pet-friendly apartments and there is a possibility of pets arriving with a prior agreement with the owner. An additional fee is charged for cleaning. Pet owners are responsible for cleaning up after their pets. We ask pet owners to treat the apartment and its furniture with respect. All pets must be timely vaccinated against rabies and all other diseases in accordance with the current regulations of the country they come from. The stay and keeping of pets in the apartment is the guest's responsibility. The owners do not assume any responsibility for any unwanted events that pets may suffer during their stay. The owner reserves the right to cancel the reservation if the guest brings a pet to the apartment that was not previously agreed upon, in which case, due to non-compliance with these General Terms and Conditions, the guest has no right to request a refund of the amount paid for the accommodation until then.

NOISE

In the event that guests disrupt public order and peace with loud noise and commotion, they will be warned by the owner, and in the event that they do not quiet down even after the warning, the same can be considered a serious violation of these General Terms and Conditions. The owners reserve the right to ask the guests to permanently leave the apartment with all persons staying there within a maximum of 2 (two) hours, and the guest does not have the right to a refund of the money paid for the accommodation until that moment.

UNINTENDED DAMAGE

It is the guest's responsibility to return the apartment to the condition in which he took it. The guest undertakes to report the occurrence of any damage in the apartment. The guest is directly responsible to ULA APARTMENTS for any damage that he caused.

PRICES AND PAYMENTS

In order for the reservation to be valid at the time of booking, it is necessary to pay 10% of the invoice amount as an advance payment, after which the reservation will be confirmed by the owner. After completing the reservation and payment process, ULA APARTMENTS will send a written confirmation of the reservation via e-mail. The confirmation contains all the necessary information about the accommodation. In the event that the payment is not made within the required deadline specified in the e-mail, which is usually 3 (three) days from the day of the reservation, the guest is considered to have given up the rental. The costs of water, gas, electricity and internet, as well as bed linen, towels, tea towels, final cleaning of the interior, residence registration and residence tax are included in the accommodation rental price. Allowed payment methods for advance payments are bank transfers. All payments should be made in cash in Euros (EUR). In case of cancellation of the reservation, all payments made to ULA APARTMENTS are non-refundable. In the apartment itself, there is no possibility of electronic payment (credit card/Pay Pal).

CANCELLATION AND CHANGES

The reservation can only be canceled in writing (e-mail). The cancellation is applied only from the day when the owners received such cancellation and only under the conditions of this paragraph. The reservation can be canceled no later than 14 days before arrival at the accommodation and the start of the stay. In case of later cancellation, all payments received until the day of cancellation are retained and the guest does not exercise the right to a refund. The guest gets a refund only if he can find another guest in exchange for him in the same period, for the same price and under the same conditions. Then, upon written receipt of all the necessary information about the new guest and the advance payment by the new guest, the owners will transfer the reservation to the new guest and will send him a written confirmation. The guest who canceled the reservation is then entitled to a refund of the advance payment minus the compensation for the bank transfer costs.

OBJECTIONS AND SHORTCOMINGS

If, when taking over the apartment, the guest notices deficiencies in cleaning, damage or other malfunctions in the apartment, he is obliged to submit a complaint within 24 hours of taking over the apartment at the latest. Complaints regarding cleaning are made immediately upon arrival and chrck-in. The guest undertakes to give ULA APARTMENTS an appropriate deadline for removing them. The departure of the guest from the apartment before the end of the agreed rental period and without prior notification and agreement with the owners will be at the guest's risk and expense, and ULA APARTMENTS bears no responsibility.

FINAL PROVISIONS AND AUTHORITIES

ULA APARTMENTS transmits all information about the apartments through the website and tries to provide as accurate and up-to-date information as possible. These General Terms and Conditions are written in the Croatian language, and in case of doubt regarding the interpretation of certain terms in the translated version of these General Terms and Conditions, the original version in the Croatian language is taken as authoritative.
